Home Binder Series
It's been a little while, so let's update my home binder. If you are new here, this is a binder I created that keeps all of the important documents for my house in one place. So, if I were to move out of this house and leave all of the appliances, built-ins, etc, I could just hand this binder to the new buyer and they would have everything they need in one spot. I have a Home Binder download with all of the information to you need for this binder along with how to find all the information if you don't already have it.
Today, I'm adding some manuals for light fixtures and blinds that I just never have put in the binder so that they can be used in the future. This makes it really easy to access this stuff later if I need to. I also desperately need to update the paint information in here.
Home Binder Series | What’s in the Binder
One of the things I have in this binder is a worksheet with all the information for all of the different paint in your house, including the brand, line of paint from that brand, sheen and the color, including both the name of the color and the color code the brand assigns to that color. This is nice for me because I can go back and reference all the different paint colors for all the different things I've done in my house here. If I sell my house in the future, I can give this to the new buyer and they can either match paint or do whatever they need to with the paint information that's in the binder.
Home Binder Series | What I’m Adding
I have learned that it is very, very important to have the line of the paint from the specific brand, as well as the the code and name of the paint and the sheen because those things matter. You do not want to be touching up a little spot of paint on a wall that is flat paint using semi gloss paint because you're going to see it and it's going to look terrible. I've even included things in this binder which are used on the outside of my house like the outside wall paint, the stain/paint for our front porch, anything for the concrete, and anything else I use for the inside or outside of the house that will stay here when I leave.
The other thing I really needed to update today was the contractors and maintenance workers page, because I haven't put any of that information in here yet. This is really nice to do for yourself because you're not always going to remember who you use for every single little thing you need done on your house, like HVAC and roof repairs. It is a lot nicer to use the same companies when you do those repairs for consistency and because they have records of what they've been doing at your house. Again, if you're selling your house, it is so convenient to pass this on to a new buyer. They can go back and talk to those contractors about future projects and they can feel confident that those people are already familiar with the house.
